Fee Increase

Due to current cost increases and an uncertain interest rate market, the board and the association's financial consultant Markus Pålsson have worked diligently on the 2024 budget. The result of this work was that the board, at its last board meeting on 29 November, 2023, decided on the budget for 2024 and a fee increase.
The Association's Finances
The board continues to work actively to bring the association's finances into balance. Compared to the original financial plan, our finances are mainly affected by three items that have become significantly more expensive than what was calculated in the financial plan.
These are:
- Electricity (increase of approx. SEK 150,000/year)
- District heating (increase of approx. SEK 340,000/year)
- Interest costs (increase of approx. SEK 2,300,000/year)
Otherwise, income and expenses follow the association's financial plan relatively well. This means that there is a gap of approximately SEK 2,900,000/year. The interest cost is calculated on an average cost of 3.9%, which the board (based on the association's current conditions) considers to be the need in 2024.
With these factors as a basis, the board decided on a fee increase of 20% effective from 1 January, 2024.
This, together with the increase implemented on 1 January, 2023, means that the plan for 2024 generates a cash surplus of approx. SEK 300,000, which corresponds to the savings budgeted by the board. In the long term, in order to have finances in balance, the association needs to cover operating, capital and wear and tear costs (savings).
In 2024, the board will draw up a maintenance plan to determine the long-term wear and tear cost (savings need) and in connection with this, a multi-year budget will also be drawn up to create a plan towards balanced finances in 2025/2026.
